Can I move into my new Strive property before June 1st?

The leases with most of our current tenants end May 28th. We may be able to let you move into your unit immediately after they move out, even though your lease starts June 1st. To move in early you will have to agree to take the unit “As Is” and understand we will not have time to clean it or remove anything the prior tenants may have left behind. We will make any critical repairs before you move in, but we will not get to less severe things — like broken blinds, holes in walls, painting, and other minor repairs — until after you move in.We will not charge you for the extra 4 days you will have in your unit by moving in early. But consider using some of the money you save to hire a cleaning company, or plan time to do the cleaning yourself. (We can give you the names of some cleaning companies.)If you are moving in early, you will still have to have your security deposit and June rent paid in full, and the utilities in your name, before we will let you in. How do I schedule my key pick-up and initial walk through?

We will walk through your unit with you and give you the keys on Monday, June 1st, 2026. We schedule those move-in walk throughs every half hour from 8:00am–6:00pm and at least one tenant must attend.To reserve a time for your move-in walk through, call our office at 401-270-8878 no later than May 21st. Slots fill up fast, and if you do not reserve one by then we will assign you a time.If you miss your reserved or assigned time, you will be able to pick up your keys at our office (556 Atwells Ave, Suite 100, Providence) and move in on June 2nd.Before you move in, your security deposit and June rent must be paid in full and, if applicable, the utilities must be in your name. Please send proof of activation/the account number from RI Energy (formerly National Grid) to jen@striveri.com no later than Thursday, May 28th.

When is my rent due?

Rent is always due on the first day of the month. If you are unable to pay your rent on time, you should let us know.A late fee will be assessed on the 5th of the month. If the rent is still not paid, we will then send you a 5-day demand notice which starts the formal eviction process. If the rent is still not paid after that, we typically turn the matter over to our attorney, at which point you may become liable for attorney fees and court costs. We encourage you not to let it get to that point.If you are having trouble paying your rent, contact us by phone or through the Appfolio portal; we may be able to help you decide what to do based on your particular situation.

How can I pay my rent?

We prefer you pay your rent online using Appfolio. But you may also deliver it, via a check or money order, to our office at 556 Atwells Avenue, Suite 100, Providence RI 02909. Please include your name and property on the envelope so we know who the payment is from.We reserve the right to require you to pay with a bank check or money order if your bank fails to honor (bounces) more than one payment you make.We prefer online payments, checks, or money orders as we are not well equipped or staffed to accept cash.

What is Appfolio?

Appfolio is the property management app we use to help your tenancy go as smoothly as possible. It is optimized to work on your phone but you can also access it from any computer connected to the internet.As a tenant, you will have an Appfolio portal to pay rent, see your unit’s payment ledger, look at your lease, put in maintenance requests, and communicate with Strive. Appfolio also keeps track of the text messages you exchange with us.If your Appfolio portal is not working when you move in, let us know so we can fix it. Appfolio is a great resource for you as a tenant and for us as your landlord. We encourage you to use all of its features.

What do I do if there is a maintenance issue at my property?

If you have a non-emergency maintenance issue, you should use Appfolio to submit a Maintenance Request. Once an issue is in Appfolio, we can get our maintenance team on it and monitor how quickly we resolve the problem. Merely mentioning an issue to someone at Strive, or sending a text, may not get the issue into Appfolio where we can track it.

If you have a maintenance emergency that requires attention before the next business day, call Strive’s main number (401-270-8878) and request the Emergency option. That will connect you to our 24/7 answering and dispatching service. Emergencies include no heat, no hot water, leaks (not drips), floods, being locked out after normal business hours, and if your only toilet or only shower is broken.

For non-maintenance emergencies, do the following, then call Strive and select the Emergency option:

• If a law is being broken: Call 911
• If there is smoke or fire: Call 911
• If you smell gas: Call 911 or RI Energy (formerly National Grid) 1-800-870-1664

What constitutes a maintenance request?

You are responsible for changing light bulbs and keeping your blinds in good repair.If there are other problems with your unit, you should let us know by putting in a maintenance request using Appfolio (or calling us if it is an emergency). Appfolio allows us to track requests and make sure we are handling them quickly.Please be patient with us — especially when you first move in and our team is busy getting all our units in top shape.

What do I do with my trash?

Each unit comes with one large Black Trash Barrel for trash and one large Blue Recycling Barrel for recyclables. You must place both barrels at the curb the night before your trash pick-up day, then take them back in by that evening. If you do not have your Blue Recycling Barrel out, the garbage truck will drive by without picking up your Black Trash Barrel.

To understand what belongs in your Blue Recycling Barrel, visit: www.rrirc.org. If the City finds trash in your Blue Recycling Barrel, it will fine you.
The City’s trash contractor, Waste Management, only picks up what is inside the barrels. They will not pick up things left on top of the barrels or things left on the ground next to the barrels.

If you have things that will not fit in the barrels, you can arrange free bulky item pick-ups by calling Waste Management at 1-800-972-4545.

What are your office hours?

Our office is typically open weekdays from 8:30am to 5:30pm. If you have an emergency and need help before the next business day, you can always reach us by calling our main number (401-270-8878) and selecting the emergency option.

What do I do if I lock myself out?

If you are locked out, call our main number at 401-270-8878. During normal business hours we can usually get someone to you within 1 hour. After hours, select the emergency option when you call and we can generally get someone to you within 1.5 hours.We reserve the right to charge you for repeated lock-outs and lock-outs outside of our normal business hours.The person we send to let you in may not know who you are, so be sure to have identification on you when they arrive.

My portion of rent is paid in full, but I am still getting calls from collections?

When you signed your lease you signed a “joint lease agreement” with your other roommates. This means you are all equally responsible for rent and any damages. You will receive messages from our collections team regardless of who has paid or not paid throughout the month, until the rent is paid in full. To avoid these messages and late fees, we encourage everyone to pay their rent on the 1st of each month.

How do I secure my property when everyone goes home for break?

You should always let Strive know when your unit will be vacant for more than 3 days. Then lock all the doors and windows, close the blinds, set the heat to no lower than 58°F, and consider putting some lights on timers so it seems like someone is home.

You are responsible for any incidents or damages that occur while you are away, so we encourage you to purchase renters insurance.

How do I secure my property when everyone goes home for break?

It is important to have the utilities you are responsible for — including gas, electric, cable TV, and internet — in your name before you move in. You must email jen@striveri.com proof that the utilities are in your name before we give you keys and allow you to move in.

June Rent and Security Deposit

Your full June rent and full security deposit must be entirely paid by May 21st, 2026. If we allow you to pay either after that, you will NOT be able to pay online using Appfolio and instead you will have to bring a bank check or money order (not a personal check and not cash) to our office at 556 Atwells Avenue, Suite 100, Providence, RI 02909.
